What's included in the price?
Everything the cleaner needs: their hourly rate, the 30-step Airbnb-style checklist, GPS-verified arrival proof, 5+ completion photos, and SparkBNB's dispute protection. No hidden fees, no service charges, no tips required (tips are welcome and go 100% to the cleaner).
Does auto-book cost more?
No. An auto-booked clean costs the exact same matrix price as if you'd booked it manually — your tier discount, recurring discount, and any add-ons you've configured all apply. We charge your saved card off-session the moment a checkout is detected on your Airbnb calendar, and you get a 24-hour cancel window before the scheduled time.
Do I tip on top?
Only if you want to. Tips are optional and go 100% to the cleaner, not the platform. A typical tip is 10-15% for great work. You can tip after you approve the job.
Why does the price vary inside a range?
Property size. Turnover is $150 for studio/1BR, $170 for 2BR, $200 for 3BR, $260 for 4BR+. Deep Clean is $200/$240/$280/$400/$480 for studio/1BR/2BR/3BR/4BR+. You see the exact final price before you confirm, never after.
Are there surcharges I should know about?
Yes, and they're disclosed upfront. Same-day bookings: +35% (you pay) / cleaner earns +30%. Urgent (under 4 hours): +55% / +45%. Emergency (under 2 hours): +85% / +65%. Weekends (Sat/Sun): +15% for both sides. Standard weekday bookings have no surcharge.
What if the cleaner doesn't show up?
Our cascade auto-reassigns within 15 minutes. Three cleaners get the offer in order of rating and availability; if none accept, the job goes to our open marketplace. If no one takes it and your cleaning time passes, you get a full refund automatically.
What if the job wasn't done right?
You have 24 hours to review the completion photos and approve or dispute. If you dispute, our team reviews the photos + cleaner checklist and resolves within 48 hours with one of three outcomes: full refund, partial refund, or approved as-is. Completion photos are why documentation is mandatory — they are the evidence.
Do you charge a cancellation fee?
Yes, but only when the cleaner has already blocked their schedule. More than 24 hours out: full refund, no fee. 12-24 hours: 50% refund. Under 12 hours: no refund (cleaner gets paid for the reserved slot). Cancel before 24 hours out and you lose nothing.
Is sales tax added?
No. Residential cleaning services are tax-exempt in Florida. The price you see is the price you pay.
